(You must be logged in to see the entire message) The first stage of the project to install new windows throughout the Botanica complex is scheduled to start with some mock up samples followed by all units in building 259. The windows of the other buildings will be replaced in the Spring of 2017.
McDonald Bros Construction, the general contractor for the Window Replacement Project (WRP) has submitted the following preliminary schedule:
- October 31 to November 4: Mock up sites: Unit 57; Townhouse 1 and the Blue Gym;
- November 7 to November 11: Units 53, 49, 58, 54 and 50;
- November 14 to November 18: Units 59, 55, 51, 60, and 56;
- November 21 to November 25: Units 52, 45, 46, 47, and 48.
The objective of the schedule is to install, on average, one unit per day in the three weeks from November 7 to November 25. Owners will be advised 48 hours prior to the scheduled day, as shown above, if there is any change in the date for installation in their unit.
Owners and Tenants are responsible for ensuring the following have been done prior to their installation day:
- Clearing a path from the doorway to all windows;
- Removal of all objects within 4 feet of each window;
- Removal of all window blinds and coverings.
The Botanica Superintendent or staff will visit each unit shortly in advance of the installation to ensure that the above activities have been completed. Delays caused by Owners or Tenants not co-operating will result in higher costs for the Project which will be charged back to the Owner.
The work involves the complete removal of each window and its moulding; repair of surrounding drywall as necessary, and installation of the new window and new clear pine moulding.
Owners and Tenants are kindly requested to be at home during the installation. If that is not possible, please make arrangement with your “Buddy” neighbour or contact the Service Office to arrange an accommodation.
The above schedule is dependent upon delivery of the windows in a timely manner and upon temperate weather. Any changes to the schedule will be communicated as quickly as possible.
Owners and Tenants are responsible for painting the inside window moulding and replacement of any window coverings. To assist Owners the following is a list of contractors, who have performed satisfactory work at Botanica in the past and who may be available for painting and for removal and installation of window coverings.
